<p>Mandalay Samui Developments, the developer of Mandalay Villas in Koh Samui, Thailand, has extended its business to include a property consultancy service.</p>
<p>Services offered include rental management, building consultancy, marketing consultancy, and  development consultancy – which could involve bringing joint venture partners together.</p>
<p>“The background of this service is our strong network, local experiences, and reputation that we have built up over the last few years. Basically we provide a ‘road map’ for the potential investors in Koh Samui, whether it’s a simple villa purchase or a huge hotel development,” said Tibor Szedlak, managing director of Mandalay Samui.</p>
<p>Mandalay Samui, formed in 2007, also developed Mantra Samui Resort &#038; Spa on the island.</p>

			<content:encoded><![CDATA[<p>The property consultancy firm Agency for Real Estate Affairs (AREA) has disclosed that 21 property projects on Koh Samui have been adversely affected by the current global economic crisis, suffering losses of as much as Bt16.943 billion for lack of buyers during the first half of the year.</p>
<p>Vasan Khongjan, AREA managing director, said his company had completed a survey of the property markets on Koh Samui and two other major expats’ destinations — Phuket and Hua Hin — last June and found that many luxury-villa projects on the island and the other destinations were facing financial problems because of the economic downturn.</p>
<p>Based on the survey, there are 21 luxury-villa projects/549 units on Samui that had gone bankrupt, losing a total of Bt16.943 billion. The average price per unit of these villa units is Bt30.8 million.</p>
<p>The AREA report showed that 62 luxury-villa projects with 2,063 units from Phuket, Hua Hin and Samui had been closed down and had incurred total losses of Bt36.391 billion. Samui was the hardest hit among the destinations.</p>
<p>Hua Hin had nine luxury-villa projects/413 units closed. The projects had a total cost of Bt1.951 billion and average price per unit of Bt 4.7 million. Phuket had 32 luxury villa projects worth Bt17.497 billion and with an average unit price of Bt15.8 million abandoned.</p>
<p>According to the AREA survey, as much as 82 percent of the total value of the luxury-villa projects on Samui had not been recovered. There are at present 46 luxury-villa projects/1,114 units on the island valued at Bt20.673 billion, AREA said. “The Samui property market was the worst hit in the first half, as 82 percent of the property projects were inactive with no sales, activities and construction,” Vasan said. AREA said the slump in tourism since late last year contributed to the failure of property projects in the first half of the year.</p>
<p>As of June 30, properties offered for sale in the three destinations totaled 302 projects with 15,551 units, worth a combined Bt178.8 billion.</p>
<p>In Pattaya, Vason said, the market was stable as most residential units were in the lower-end segment.</p>

<p>The 32 residential pool villas are part of the new Conrad Koh Samui which will open in late 2010. Prices start at THB43.8 million for two-bedroom pool villas and THB88 million for three-bedroom pool villas.</p>
<p>The development is located on a pristine beach front in Phang Ka at the south west coast of Koh Samui, and is surrounded by coconut plantations with panoramic views over the Gulf of Thailand and the ´five islands´. The residences are within 45 minutes driving distance from Samui International Airport with convenient daily direct flight connections to/from Hong Kong and via Bangkok. </p>

<p>It will be the bank’s first asset in Thailand to be sold as an open-market transaction since the giant Wall Street investment bank collapsed in late 2008.</p>
<p>Binswanger Brooker (Thailand), a property consultancy, has been reviewing Lehman’s local assets for the past three months as a consultant for potential investors. “[Lehman Brothers] assets that we’re looking at mainly are hotel and hospitality businesses,” said Nigel Cornick, CEO of Binswanger Brooker (Thailand).</p>
<p>“We have studied the opportunity for our clients to buy debt or stakes held by Lehman Brothers.”</p>
<p>Baan Taling Ngam Resort was one of four assets Lehman Brothers (Thailand) purchased from listed developer Natural Park Plc’s subsidiary Pacific Assets Plc in October 2005 in a transaction totalling 3.22 billion baht.</p>
<p>Lehman Brothers (Thailand) also owned two leasehold office buildings – One Pacific Place and Two Pacific Place on Sukhumvit Road – as well as Pantip Court Executive Residence on Sathon Road and Le Royal Meridien Phuket Yacht Club in Phuket.</p>
<p>Lehman’s investment in Thailand totalled about US$1 billion, representing about 0.33% of worldwide assets of US$300 billion, said Mr Cornick.</p>
<p>Assets Lehman Brothers jointly owned with partners included the Mercury Building and the Ital-Thai Building.</p>
<p>Lehman Brothers was also a creditor of three companies – Natural Park Plc, Grande Asset Plc and Central Group. The bank’s debt to Raimon Land Plc has been settled, he said.</p>
<p>“We are also taking a look at a few listed property firms to see whether there is any chance to buy stakes,” said Mr Cornick, who joined Binswanger last July.</p>
<p>“Most listed property firms are in a good shape now but only a handful of them need debt restructuring.”</p>
<p>Binswanger’s recent activity includes acting as a consultant to the buyer in the acquisition by investor Well Base Development Limited of 156.36 million shares of Golden Land Property Development Plc (GOLD) last month, which accounted for 24.82% of the company.</p>
<p>On Feb 3, Chan Bulakul, as a representative of Well Base, was appointed as a member of GOLD’s executive committee.</p>
<p>Mr Chan is major shareholder of the MAI-listed Brooker Group, which holds 60% in Binswanger Brooker (Thailand). The remaining 40% is held by Mr Cornick.</p>
<p>Binswanger Booker is involved in a deal worth 3 billion baht for Thai investors looking to acquire entities, stakes, debts and properties. The company expects to close the deal within six months.</p>
<p>The firm was established four years ago by the Brooker Group with a registered capital of 7 million baht. It advises clients from the United States and Japan that want to buy, sell or rent industrial estate.</p>
<p>The company has been advising a manufacturing company seeking to sell a factory and an automobile-related firm that may sell a factory in Thailand.</p>
<p>The company also advises Thai clients on real estate investments, asset acquisitions and re-developing properties.</p>

It is clear that the property sector remains in a slump and will only emerge from its depths when full confidence returns to the global market, but judging by the planned activity on Samui in 2010, the glass is half full.</p>
<p>New market investors have gone some way to sustaining the (albeit low) volume of sales and although a once steady flow of potential buyers is no longer guaranteed, those with deep enough pockets have continued to push forward. “Our Horizon Homes project has moved along at a rapid pace,” said Alex Armitage, managing director of Horizon Group. “All the infrastructure is now finished and there will be 15 villas fully completed by March 2010. We have seen a big pick up in sales over the last 4 months compared to a year ago.”</p>
<p>This positivity is echoed by several other developers on the island. Porawan Piyakraivudh, a partner behind the Infinity Samui project, which is 80 percent sold out and due for launch in March, believes the worst is over. “We have seen the market stabilise in terms of demand and supply, which indicates that it is ready to pick up anytime.” he said. “There is undeniably a lack of completed new supply in 2010 and 2011, following a series of withdrawals and suspensions of projects on the island. This provides a platform for the Samui market to grow and new entrants have to be more creative to draw new demand into their products.”</p>
<p>The Samui property market managed to avoid total meltdown thanks to a strong and diverse regional investment network. Physical and financial connections with Hong Kong and Singapore continue to drive the private villa market, while a rise in the number of Asian and Eastern European visitors has helped many hotels survive the crunch.</p>
<p>Economic concerns certainly caused a reduction in the number of visitors to Koh Samui this year, with some hotel occupancy rates down by as much as half. But as a result of the slowdown, room prices were cut and deals offered for the upcoming January to March high season. In some cases these represent discounts of 30-40 percent and tourism operators have already reported increased demand for Samui from places like Germany, Russia and Scandinavia. The Tourism Association of Koh Samui forecasts 1.1 million foreign visitors will arrive on the island in 2010, generating a revenue of Bt12-13bn.</p>
<p>More than 20 new properties, with over 1500 rooms and 300 plus villas have been, or will soon launch on Samui and these include several major international brands. “Koh Samui remains a focus for hotel chain investment,” said Gary Pearmain, CEO of Project Pacific Group. “Most of these brands have chosen to develop mixed usage properties where investors can purchase a private villa in the grounds of a 5-star branded facility. The future of the island in many respects is already secure, as the five star brand investment continues to attract new and return visitors alike, which will drive the demand for private second homes.”</p>
<p>Such options will certainly appeal to investors in search of guarantees during uncertain times and the larger, corporate chains are keen to take advantage of this. Conrad Samui Residences is one major project going ahead full steam which is expected to be completed by the end of the year. The development comprises a 65-key hotel plus 32 residential pool villas, ranging from two to three bedrooms and situated on 63 rai of beachfront land in Phang Ka, on the southwest coast. Owners will have access to a range of Conrad Koh Samui’s resort facilities and a secluded private beach.</p>
<p>W Hotels is another big name brand almost ready to launch residential options on Samui with a full scale resort, plus four private villas scheduled to launch in April. The development is located on a 65-rai headland site between Maenam and Bophut and sets new price points for Samui’s luxury villa market, with pre-launch prices starting from US$1.95m. Owners will enjoy added lifestyle benefits such as 24-hour concierge services and in-residence dining, grocery shopping and delivery, not to mention private in-home catering and personal chef services. </p>
<p>The first wave of second home investments on Samui pushed the island close to the top of the private villa destination list in Asia. With around a hundred luxury residences now completed, many of them available as holiday lets and more rolling out in the coming months, the options for pampered tropical living are tempting and varied. Individual investors seem to be raising the bar ever higher, and some of the latest additions to the scene can only be described as super villas. “We have recently added some impressive properties to our management portfolio, some for sale, others as holiday rentals,” said Marc Ribail, COO for Samui Villas and Homes. “New villas like The Cove, an exclusive property in Choeng Mon, give new meaning to the term Resort Residence. It´s totally exceptional and offers everything that a 5-star resort can, and more.”</p>
<p>YL residence No.17 is another example of a Samui super-villa. An expansive 10-bedroom, gated, private resort-style residence on the south coast with a full suite of facilities and activities, as well as an onsite restaurant, pool, bar, games room, club house and entertainment centre.</p>
<p>Communications Director Desmond Skene Catling believes properties such as this will draw increasing interest in 2010. “Samui now attracts plenty of global attention and thanks to its coastal geography can also offer a number of impressive and exclusive beachside options,” he said. “YL Residence caters to an elite international clientele in search of absolute privacy, luxury and bespoke services. The size and scope of the property also means it appeals to corporate clients for events and this is certainly is an expanding market on Koh Samui.”</p>
<p>In order to service and build on this high-end investment, the local authorities on Koh Samui are taking a long, hard look at infrastructure issues. With a new team in charge and better budgets promised from Bangkok, work is already being carried out that will see major improvements to public roads, the water supply and waste management systems.</p>
<p>Muensilp Poolsawat, advisor to the Mayor´s office, believes 2010 marks the beginning of a new era for the island, with a more sustainable and considered approach to development that matches Samui´s international status. “The government is fully aware of the need for better standards and services to support the island´s growth and to realise its full potential,” he said. “Plans and projects are already under way, including laying tarmac on the roads and improving drainage systems to reduce flooding in certain areas. But it is also important to make sure that the local population benefits from change. It is not only about building new structures, but also new relationships to guarantee common goals.”</p>

There are also two daily connecting flights to Phuket. The new airport terminal in Samui which recently opened at the end of May has increased the airport&#8217;s capacity by four times, allowing for significant growths for the future.</p>
<p>In addition to regular flights, there is also an average of 22 chartered private flights which land in Samui every month, part of which are private jets owned by individual property owners. Samui is clearly attracting its share of the ultra rich.</p>
<p>Whilst the Samui property market and infrastructure is not as mature as Phuket, it is an improving market which is attracting reputable developers. The high demand for beachfront land in Samui has resulted in land prices up to 14 to 15 million Baht per rai, a level that is similar to parts of Phuket. A shortage of good beachfront land has increased the number of hillside developments which offer stunning views of the Pha Ngan islands and marine park. Traditionally, the Samui market has focused on villa developments; today we are seeing the start of a condominium market with good quality projects being launched. Whilst the condominium sector in Phuket is priced below villas, it has performed consistently and we expect the same from Samui.</p>
